My take on the New Housing Choices in Coquitlam

Here is my thoughts:

I am in support to affordable housing and housing choice proposed and the plan to add density to the city, however I feel the need to give you my suggestions regarding this proposal:

1. The FAR that is mentioned on the proposal is hard to make enough room for the family of 3 or 4 ( average size of family we are seeing moving to Coquitlam ) The FAR is .75 that includes the attached or detached garage.

As you know most of the lots in the area are 8000 square feet meaning we can do fourplex size of 6000 square feet that gives us 1500 sq per unit including the garage ( 250 square feet) means 1250 square feet for a 3 bedrooms. With my experience this is simply impossible on 3 or 2 level homes.

In my opinion this size should not include the garage or should be increased to .9 including the garage. I think most of the people in the neighbourhood don’t know that the garage is included in the square footage and they are not very technical, they just like the idea of the getting more units in the property but not aware that the developers would not build on these lots due to the size limitation.

2. The set backs and lot coverage are simply makes it impossible to build the four-plex or triplex i suggest that members to look at the plans and see how you can build it on the lots this size with these setbacks.

3. My last suggestion is to let the people that are subdividing their lots greater than 8000 square feet to build bigger than 0.5 (2000 Square feet)FAR if there are allowed to build .75 FAR they would be able to build a 3000 square feet on the 4000 square feet lots, The people moving here to have their ailing parents living with them and this make it more affordable to live together and also be able to rent and have a mortgage helper in their coach house or a suite in the basement.
